Choosing a new home in Bangalore often involves looking beyond the apartment itself. Location, community planning, available space, future infrastructure, and the overall character of the neighbourhood all play a role in deciding whether a property is suitable for long-term living.

In East Bangalore, the stretch around Old Madras Main Road and Budigere Cross is gradually taking shape as a residential destination. Sattva Aangane is one of the upcoming developments planned along this corridor, offering a high-rise residential concept centred on larger homes.

Spread across approximately 10 acres and 4 guntas, the project is planned with seven towers, each rising to G+42 floors. More than 600 residences are proposed, including 3 BHK, 4 BHK, and premium duplex homes.

A Project Centred on Spacious Homes

Space is increasingly becoming an important consideration for urban families. With work, education, relaxation, and family activities often taking place at home, residents may prefer layouts that offer clearly defined areas.

Sattva Aangane is planned with larger configurations to accommodate this requirement. The 3 BHK and 4 BHK apartments provide multiple bedrooms and living areas, while premium duplex residences introduce a larger multi-level format.

Depending on the chosen layout, additional rooms can be used as home offices, guest rooms, study areas, children's spaces, or multipurpose rooms.

Seven Towers Rising Above East Bangalore

The project's seven towers are planned with a G+42-floor structure, giving Sattva Aangane a distinctive high-rise profile.

A high-rise format provides an opportunity for residents on higher floors to enjoy elevated views of the surrounding area. At the same time, the large site allows the project to function as a broader residential community rather than a single standalone tower.

The combination of seven towers and more than 600 homes gives the development a substantial scale.

The Duplex Experience

For buyers who want a home that feels different from a standard apartment, the premium duplex residences offer an alternative.

A duplex layout places living spaces on two levels, potentially allowing residents to separate family areas from private spaces. It can also provide additional flexibility when organising bedrooms, work areas, entertainment zones, and other parts of the home.

The actual usability of the duplex format will depend on the final floor plans and specifications released by the developer.

Location Around Budigere Cross

Sattva Aangane is planned near Budigere Cross along Old Madras Main Road, an area that has become part of East Bangalore's expanding residential landscape.

The corridor provides connections to several developing and established neighbourhoods. It is also positioned within the wider eastern growth zone, where residential and commercial activity continues to expand.

For prospective buyers, the location should be evaluated based on their workplace, preferred commute, access to schools, healthcare, retail, and other everyday requirements.

Why Buyers Are Exploring East Bangalore

East Bangalore has developed into a major employment and residential zone. Established areas such as Whitefield have already grown into significant urban centres, while adjoining corridors continue to see new development.

The expansion of residential projects toward Budigere Cross and surrounding areas reflects the broader outward growth of Bangalore.

For homebuyers, these emerging areas can offer newer housing communities and larger developments, although current infrastructure and future development plans should be evaluated carefully.

Price and Possession Details

Sattva Aangane has a stated starting price of ₹2.66 Crore*. The final price of an apartment may differ depending on its configuration, size, floor, orientation, and applicable charges.

The project's RERA registration is currently applied/in process. Buyers should check the official registration details after approval and verify the corresponding project information.

Possession is expected approximately 37 months from the official launch, subject to construction progress, statutory approvals, and the terms contained in the final agreement.

What Should Homebuyers Check?

A property purchase involves a long-term financial commitment, making due diligence particularly important for an upcoming development.

Potential buyers should examine:

RERA registration and project approvals

Approved plans and specifications

Carpet area and floor plans

Apartment orientation and floor selection

Complete price structure

Taxes and additional charges

Amenities and maintenance provisions

Construction schedule

Possession commitments

Sale agreement terms

Reviewing these details can help buyers understand the project beyond its headline features.

A Community for Larger Households

The planned configuration mix makes Sattva Aangane particularly relevant to buyers who require more residential space.

A 3 BHK home can provide a balanced layout for a family, while a 4 BHK offers additional rooms and greater flexibility. The premium duplex option caters to those who prefer a multi-level residential environment.

The best configuration will depend on each household's space requirements, budget, lifestyle, and long-term plans.
